- Construction documents are a large set of documents which encompasses everything we use to manage a construction project. Construction documents are ‘tools’ of jobsite teams. Construction documents include contract documents as a subset. Many construction and contract documents are discussed throughout the book and are important construction management tools and all affect how contractors manage construction projects. The prime contract is the agreement between the contractor and the project owner. It is a legal document that describes the rights and responsibilities of the parties. The terms and conditions of the relationship of the contracting parties are defined solely within the contract documents. These documents should be read and completely understood by the contractor before deciding to pursue a project and prepare a bid. They also are the basis for determining a project budget and schedule. To manage a project successfully, all contractors must understand the organization of the contract documents. The five primary documents which make up the contract include the prime agreement itself, supplemental conditions, general conditions, drawings, and technical specifications. These topics are the basic subject matter of the second edition of this book. The concept of ‘how to’ read a set of construction drawings is difficult for some to get their arms around and even more difficult to write or read about. In addition to ‘drawing reading’, because of all the other tools included in this book it can be a go-to reference guide in a variety of situations. This is an economical short book, or workbook which can be an effective reference tool for any construction student or professional. Abbreviations and unique terminology are utilized throughout construction documents and in contracts, especially on drawings and in specifications. It can be a considerable challenge for the construction student or new professional to navigate a set of construction drawings due to the use of abbreviations. This book includes one of the most comprehensive lists of construction industry standard abbreviations and glossary terms to be found in any single construction book, or collective volumes of several books. The first edition of the book was well received at several levels. The author was encouraged by contractors and professors to update it with expanded coverage. Some of the revisions specific to this second edition include: A new case study project threaded throughout the book including updated figures and drawings; a new introduction to the construction industry chapter; an expanded chapter on contracts including many example documents; several additions to the appendices including additional abbreviations, glossary terms, sample drawings, example projects, and others.
